Real Estate News:The launch of the Delhi-Ghaziabad-Meerut Namo Bharat corridor has sparked a real estate boom across the route, with property values jumping between 30% and 67% since the high-speed regional rail service became operational in October 2023, The Indian Express reported.

Data from property developers and consultants indicate a sharp increase in land and housing demand, particularly in Meerut and Ghaziabad - two cities that are now witnessing a wave of infrastructure-led urban growth. The corridor, part of India’s first Regional Rapid Transit System (RRTS), spans 82 km, with 55 km already operational, linking key NCR towns with fast, reliable rail connectivity.

According to The Indian Express, Meerut appears to be the biggest beneficiary. Land rates in the city have surged from Rs 8,000–12,000 per square yard to Rs 12,000–20,000, according to market sources. Properties within a two-kilometre radius of the Namo Bharat stations have appreciated by 30% to 50% in just two years.

“When the Namo Bharat project was conceptualised, one of the aims was to enable polycentric development in the NCR… We are also harnessing the potential of Transit-Oriented Development (TOD) in the region to foster vibrant, liveable communities,” said Shalabh Goel, Managing Director of the National Capital Region Transport Corporation (NCRTC), which is overseeing the project.

According to The Indian Express, the Meerut Development Authority has allocated 3,273 hectares for TOD as part of its 2031 master plan, with over 2,400 hectares already marked into TOD zones and special development areas. These zones are designed to be served by both the RRTS and the upcoming Meerut Metro, with the aim of creating accessible, walkable neighbourhoods.

Developers are witnessing a marked increase in demand for plotted housing, gated communities and mid-rise apartments in the proximity of the corridor. “Property prices in areas along the RRTS route have appreciated by 35-40%, reflecting a structural shift driven by infrastructure-led demand… Meerut is fast positioning itself as a credible alternative to legacy NCR markets,” said Pritam Mishra, Senior Vice President at Paras Buildtech, cited The Indian Express.

Commercial activity is also following suit. Integrated townships, healthcare hubs and educational institutions are being planned within walking distance of the Namo Bharat stations. Real estate players point to a rising interest from businesses, including startups and commercial enterprises, looking to capitalise on improved connectivity and affordable land.

“The combination of affordable land, world-class infrastructure and increasing demand for premium, sustainable developments is positioning Ghaziabad and Meerut as prime locations for commercial enterprises, tech startups and skilled professionals,” The Indian Express cited Santosh Agarwal, Executive Director of Alpha Corp, as saying.

The Delhi-Meerut RRTS is transforming how people live and commute across Delhi-NCR, according to Samir Jasuja, Founder and CEO of PropEquity, cited The Indian Express. He noted the corridor's dramatic impact on Ghaziabad's property market, where home prices have more than doubled in five years. Major developers like Bengaluru's Prestige Group are now launching projects along the route, Jasuja added, signalling strong investor confidence in the region's growth.

At a time when property markets in other major metros are seeing a cooling-off, Ghaziabad has emerged as a bright spot, helping lift the overall Delhi-NCR housing market in the second quarter of 2025.

In parallel, NCRTC has rolled out a strategic real-estate masterplan aimed at leveraging land around the corridor. Parcels ranging from 2 to 31 hectares in Ghaziabad and Meerut are being auctioned to private players to develop mixed-use complexes that combine retail, office, hospitality, co-living, healthcare, entertainment and parking infrastructure.
