Real Estate Investment Trusts (REITs) are investment vehicles that own or operate income-generating real estate, allowing investors to earn a share of the income produced without directly purchasing the properties.
Infrastructure Investment Trusts (InvITs) are investment vehicles that own, operate, and maintain revenue-generating assets in various infrastructure sectors such as roads, power transmission & generation, pipelines, telecoms, optical fibre, and warehousing.
As of now, the combined AUM of REITs and InvITs stands at around Rs 9 lakh crore, with InvITs at Rs 7 lakh crore and REITs at Rs 2.25 lakh crore.
Industry projections suggest that the AUM of REITs and InvITs will reach Rs 25 lakh crore by 2030, with InvITs potentially achieving an AUM of Rs 21 lakh crore and REITs around Rs 4 lakh crore.
REITs have cumulatively distributed over Rs 24,300 crore to unitholders till Q1 FY26, while InvITs have distributed over Rs 68,000 crore to unitholders till March 2025.
