Real Estate:Real Estate Investment Trusts (REITs) and Infrastructure Investment Trusts (InvITs) are rapidly gaining popularity in India. According to industry bodies, the Indian REITs Association (IRA) and Bharat InvITs Association (BIA), the combined assets under management (AUM) of these instruments have crossed Rs 9 lakh crore in the last nine years. Projections indicate that this figure could reach Rs 25 lakh crore by 2030.

At present, there are five listed REITs in India: Brookfield India Real Estate Trust, Embassy Office Parks REIT, Mindspace Business Parks REIT, Nexus Select Trust, and Knowledge Realty Trust. These REITs have a combined AUM of Rs 2.25 lakh crore. Additionally, there are 27 Sebi-registered InvITs, with five publicly listed on stock exchanges and 23 privately listed. The first InvIT was registered in 2016, and the first REIT was listed in 2019.

On Friday, IRA and BIA jointly hosted their first product awareness program in the national capital. During the event, it was highlighted that the AUM of InvITs and REITs currently stands at around Rs 7 lakh crore and Rs 2.25 lakh crore, respectively. IRA Chairman Alok Aggarwal, who is also the MD & CEO of Brookfield India Real Estate Trust, emphasized the significance of REITs in the capital market. He stated, “Today REITs are firmly established as a mainstream product within just the capital market, building physical real estate with financial markets in a way that is transparent, regulated, and globally competitive.”

Aggarwal noted that the market cap of the five listed REITs is around Rs 1.5 lakh crore, indicating growing confidence in these investment vehicles. REITs are investment vehicles that own or operate income-generating real estate, allowing investors to earn a share of the income produced without directly purchasing the properties. By regulation, REITs are required to distribute at least 90% of their net distributable cash flows to unitholders.

Similarly, InvITs own, operate, and maintain revenue-generating assets in various infrastructure sectors such as roads, power transmission & generation, pipelines, telecoms, optical fiber, and warehousing. NS Venkatesh, CEO of BIA, highlighted the structured and transparent nature of InvITs, making them well-suited to India's evolving infrastructure financing needs. He projected that InvITs have the potential to achieve an AUM of Rs 21 lakh crore by 2030.

According to the IRA, the AUM of REITs could reach around Rs 4 lakh crore by 2030. On the distribution to unitholders, the IRA reported that four REITs have cumulatively distributed over Rs 24,300 crore to unitholders until Q1 FY26. The BIA highlighted that InvITs have cumulatively distributed over Rs 68,000 crore to unitholders until March 2025.

These figures underscore the growing importance of REITs and InvITs in India's financial and infrastructure landscape. The transparency, regulation, and potential for stable and predictable cash flows make these instruments attractive to both institutional and retail investors. As the Indian economy continues to grow, the role of REITs and InvITs is expected to become even more significant in the years to come.
