Saya Group and Lemon Tree Hotels Launch 336 Serviced Business Suites in Greater Noida
Real Estate News:In a reflection of the changing dynamics of India’s commercial real estate and hospitality sectors, Saya Group has inked a deal with Carnation Hotels Pvt. Ltd., the management arm of Lemon Tree Hotels, to operate and manage 336 fully serviced business class suites under the BIZTOP brand at Saya SouthX, Greater Noida West.

Positioned as premium, fully-furnished business accommodations, the BIZTOP suites are designed to cater to the rising demand from professionals, entrepreneurs, and long-stay business travellers who are increasingly seeking comfort, flexibility, and accessibility—hallmarks of modern, urban living.

Each BIZTOP suite, averaging 668 sq. ft., is located across the 7th to 25th floors of Saya SouthX—a 3-acre mixed-use commercial development that also houses retail outlets, fine dining, multiplex, fitness zones, and banquets. Lemon Tree Hotels will oversee the operations, ensuring professional hospitality standards and seamless services under its established operating framework.

“This collaboration aligns perfectly with our vision of integrating business efficiency with comfort,” said Vikas Bhasin, MD, Saya Group. “With BIZTOP at Saya SouthX, we are creating not just physical spaces, but holistic business destinations.”

“We are excited to partner with Saya Group for BIZTOP,” added Vilas Pawar, CEO, Carnation Hotels. “The synergy between our hospitality experience and Saya’s infrastructure will offer a new-age business accommodation model for Greater Noida West.”

The launch of BIZTOP suites highlights a larger trend: the growing appetite for serviced apartments and business suites in India’s urban commercial hubs. While traditionally dominated by office spaces and retail outlets, the Indian commercial real estate market is witnessing an uptick in hybrid models—where living and working spaces coexist. Serviced business suites, such as those at Saya SouthX, are at the forefront of this shift.

These accommodations combine the space and independence of apartments with the service offerings of hotels—housekeeping, front-desk support, in-room dining, and more—making them ideal for remote workers, traveling executives, startup founders, and even medical tourists.

In fact, according to property consultants like Anarock and Colliers, demand for branded serviced apartments in India has grown over 15% year-on-year in the post-pandemic era, driven by both business and lifestyle preferences. Cities like Bangalore, Gurgaon, Pune, Hyderabad, and now Noida-Greater Noida are emerging as hotspots for such models.

The region—also known as Noida Extension—has evolved into a self-sustaining urban centre with over 5 lakh residents in its catchment. Yet, it has lacked a quality business accommodation ecosystem until now. With over 50,000 daily footfalls expected at Saya SouthX, the addition of BIZTOP offers a timely solution to plug that gap.

“Greater Noida West is transforming into a thriving hub of residential and commercial growth. A professional hospitality product like BIZTOP taps into an underserved but growing market of business travellers and entrepreneurs in the region,” said a real estate analyst who did not wish to be quoted.

Experts believe that as the boundaries between work, travel, and leisure continue to blur, serviced suites and hybrid-use commercial developments are likely to see an upsurge. “These models provide recurring income for developers, increase footfalls for commercial tenants, and enhance property valuations,” said Pankaj Kapoor, MD, Liases Foras, a real estate consultancy. “They also cater to a new generation of urban users who prioritise convenience, mobility, and experience.”

For Lemon Tree Hotels, which operates over 9,500 rooms across India, this partnership allows it to expand its footprint without investing in physical assets—an asset-light strategy that has helped hotel chains scale rapidly in urban and tier-2 markets.

With over 5.37 million sq. ft. of delivered residential space and another 2.37 million sq. ft. of commercial space nearing completion, Saya Group is consolidating its presence in NCR’s premium real estate segment. The group is now increasingly venturing into luxury mixed-use and commercial developments, such as Saya Status in Sector 129, Noida, and Saya Piazza in Jaypee Wish Town.

By integrating a hospitality player like Lemon Tree into its commercial blueprint, Saya is aligning itself with global real estate trends, where flexible business living is not just a luxury—it's an expectation.

As India's real estate adapts to post-pandemic work cultures, rising business mobility, and customer preference for service-backed living, models like BIZTOP are poised for significant growth. The Saya–Lemon Tree partnership is not just about operating 336 suites—it signals the arrival of a new era in business hospitality, where living and working coexist seamlessly, and urban developments evolve to support a more dynamic, mobile professional class.

In the words of Bhasin: “With BIZTOP, we’re redefining what it means to do business in India’s new urban economy.”
