SEBI may allow REITs, InvITs to invest in third-party projects

By GeoSquare News Desk · Published 2026-10-23

Market regulator SEBI is exploring a proposal to allow Real Estate Investment Trusts (REITs) and Infrastructure Investment Trusts (InvITs) to invest in third-party projects. The announcement was made by SEBI Executive Director Maninder Cheema at a real estate investment summit in Mumbai on Thursday.

What this means for developers

If implemented, the move could open a new funding channel for developers in Maharashtra and across India. Currently, REITs and InvITs are largely restricted to assets owned by their sponsors. Allowing them to invest in third-party projects would bring more institutional capital into the sector, potentially easing liquidity pressures.

Investor impact

For property buyers and investors, this could translate into more professionally managed projects and better transparency. With SEBI-regulated entities investing in projects, there may be stronger oversight and improved execution standards.

The proposal is at an exploratory stage, and market participants are awaiting formal guidelines. Industry experts believe it could reshape how real estate and infrastructure projects are funded in the coming years.
