Shah Rukh Khan's Real Estate Empire: A Year of Major Developments and Milestones
Shah Rukh Khan dominated real estate headlines in 2025, marking a significant year of milestones and developments. From joining the billionaire rich list to major property renovations and international projects, the Bollywood superstar’s real estate portfolio saw unprecedented growth and recognition.
Earlier this year, his iconic heritage bungalow, Mannat, underwent extensive repairs, prompting him to temporarily relocate to an apartment in Bandra’s Pali Hill. Mannat, originally named 'Villa Vienna', was purchased by Shah Rukh Khan from the Bai Khorshed Bhanu Sanjana Trust in 2001 and later renamed 'Jannat'. In 2005, he changed the name to 'Mannat', which means 'prayer', after it brought him good fortune. Built in 1914, Mannat is a Grade-III heritage property, meaning the original bungalow cannot be altered. However, Shah Rukh Khan has expanded the estate by adding a six-storey annexe behind the main structure, known as the Mannat Annexe.
The renovation and expansion of the Mannat Annexe are expected to take nearly two years, during which Shah Rukh Khan and his family have been residing in leased duplexes. He leased two duplexes from the Bhagnani family, measuring a total of 10,500 sq ft, which is almost half the size of his 27,000 sq ft Mannat bungalow. The first duplex, rented to actor Jacky Bhagnani and his sister, Deepshikha Deshmukh, has a monthly rent of ₹11.54 lakh, along with a security deposit of ₹32.97 lakh. The second duplex, rented to Shah Rukh Khan, has a monthly rent of ₹12.61 lakh, accompanied by a security deposit of ₹36 lakh.
In addition to his temporary accommodations, Gauri Khan, Shah Rukh Khan’s wife and a renowned interior designer, rented a 2BHK apartment in Mumbai’s Khar West for their staff. The three-year lease for the 725 sq ft apartment, located just 100 metres from their rented home in Pali Hill, has a monthly rent of ₹1.35 lakh.
Another significant real estate development in 2025 involved Shah Rukh Khan’s sea-facing terrace apartment at Shree Amrit Society on Carter Road, Bandra. The society has appointed listed real estate developer, Sri Lotus Developers and Realty Limited, for its redevelopment. As part of the project, homeowners in the society will receive 155% more area after redevelopment. Sri Lotus Developers and Realty Limited is backed by Shah Rukh Khan’s family trust, Amitabh Bachchan, Hrithik Roshan, and investor Ashish Kacholia.
The year ended on a global note, with Dubai-based Danube Properties, part of the $2 billion Danube Group, announcing plans to construct a 55-storey commercial tower on Sheikh Zayed Road, to be named after Shah Rukh Khan. The commercial tower, called ‘Shahrukhz by Danube’, is slated for completion in 2029 and will feature a statue of Shah Rukh Khan in his iconic arms-outstretched pose at the entrance. The A-grade development will span over 1 million sq ft of built-up area, with prices starting at ₹4 crore. Commercial unit sizes range from 460 sq ft to 11,000 sq ft, and buyers pay a 20% down payment, followed by monthly instalments of 1% of the ₹4 crore price for six years.
Shah Rukh Khan’s journey in real estate is a testament to his business acumen and the respect he commands in the industry. From his humble beginnings to becoming a billionaire, his property investments continue to grow and diversify, solidifying his position as one of the most influential figures in both the film and real estate industries.
