Signature Global Acquires 10 Acres in Gurugram for Housing Projects
Signature Global, a prominent real estate developer based in Gurugram, has recently acquired two land parcels totaling 10 acres to develop new housing projects. The acquisition, situated in Tehsil Sohna, District Gurugram, Haryana, is part of the company's strategic expansion plan.
The land parcels, measuring approximately 9.96 acres, have an overall potential sales area of around 0.53 million (5.3 lakh) square feet. This acquisition is a significant step in the company’s growth trajectory, as land is a crucial raw material for real estate developers.
Last month, Pradeep Kumar Aggarwal, the chairman of Signature Global, announced that the company would invest between ₹1,200 and ₹1,500 crore to acquire more land parcels this fiscal year. This follows a significant investment of ₹1,070 crore last fiscal year to purchase 48 acres of land in Gurugram, Haryana.
“Land is an important raw material for real estate developers. We will be investing around ₹1,200-1,500 crore on the acquisition of land parcels this fiscal,” Aggarwal stated. This investment underscores the company’s commitment to expanding its footprint in the lucrative Gurugram market.
Signature Global has emerged as the fifth-largest listed real estate developer in terms of sales bookings, achieving record pre-sales of ₹10,290 crore last fiscal year. The company has set an ambitious target of ₹12,500 crore in pre-sales for the current fiscal year.
In addition to land acquisition, Signature Global is ramping up construction activities across its ongoing projects. The company plans to invest ₹2,500 crore in construction activities in the 2025-26 fiscal year, compared to ₹1,900 crore in the previous fiscal year.
Recently, Signature Global announced plans to raise ₹875 crore through the issue of non-convertible debentures to refinance debt and expand its business. This financial strategy will provide the company with the necessary capital to execute its expansion plans.
Initially, Signature Global focused on developing affordable housing projects. However, due to the high land costs in Gurugram, the company shifted its focus to mid-income, premium, and luxury segments. This strategic pivot has been instrumental in the company’s growth and profitability.
During the last fiscal year, Signature Global reported a net profit of ₹101.2 crore, a significant increase from ₹16.32 crore in the preceding year. The company’s total income grew to ₹2,637.99 crore from ₹1,324.55 crore in 2023-24, reflecting its strong financial performance.
Since its inception, Signature Global has delivered 13.5 million square feet of housing projects and has a robust pipeline of about 21.6 million square feet of saleable area in upcoming projects. Additionally, the company has 46.38 million square feet of ongoing projects, targeted for completion within the next 2-3 years.
