Smart Homes, Smart Living: How AI is Revolutionizing India's Housing Sector

AI is advancing and it has spilled across almost every sector, including housing. Artificial intelligence (AI) is rapidly transforming the country's real estate sector, touching everything from residential living to commercial office operations.

In apartment complexes, AI is used for biometric lift access, predictive maintenance, and monitoring air and water quality in real time. On the commercial side, AI tools are helping to analyze thousands of pages of lease documents and improve construction processes. The rise of a new generation of wealthy homebuyers is accelerating the trend towards intelligent homes. “AI is changing how homes are bought, and how they are lived in,” said Amit Goyal, managing director of India Sotheby’s International Realty.

Specifically in India, with wealth coming from startup exits and a tech-driven economy, buyers are already AI-savvy. Luxury lifestyle now involves how intelligently a home works. Design and planning are also being revolutionized. Architects and MEP (mechanical, electrical, and plumbing) consultants are using AI predictive tools to model sustainability, including building positioning, ventilation, light, and thermal comfort, at the earliest design stage, reducing errors and guesswork.

Commercial real estate is benefiting as well. Tushar Mittal, founder of OfficeBanao, told ET, “Visualisation of offices is a critical factor and with AI, we are able to show the client how the office will look like, and a lot of time is saved. Data collection and re-use of data has also become crucial, which eventually helps in cost cutting and time saving.” Developers, agents, consultants, and lenders are all looking to AI for better efficiency and sharper insights.

“AI is helping with better pricing, sharper micro-market insights, easier tools to enhance buying experience like walkthroughs, for sharper decision-making,” Goyal added. High-end residential projects are already incorporating AI-driven features. Central Park’s Belanova project in Gurugram allows residents to reach their floors without pressing lift buttons through AI-enabled biometric recognition.

Hero Realty has collaborated with Panasonic at its luxury development on Sector 104, Dwarka Expressway, Gurugram, to integrate AI technologies for wellness and purified indoor air, ET reported. “Luxury is defined by how intelligently a home enhances everyday life,” said Rohit Kishore, CEO of Hero Realty. “Our partnership with Panasonic enables us to integrate AI-driven technologies into our residences, with a strong emphasis on wellness and purified indoor air.”
