Real Estate News:Bengaluru-based real estate developer Sobha Ltd announced a robust performance for the second quarter of FY26, with total sales value reaching ₹1,902.6 crore, marking a 61.4% year-on-year increase. However, this figure was down 8.5% sequentially from the previous quarter.

The company’s share of sales value stood at ₹1,537 crore, up 56.3% year-on-year but lower by 10.5% quarter-on-quarter. New sales area during the quarter stood at 1.39 million square feet, a 50% increase over Q2 FY25 and a 3.5% decline compared to Q1 FY26. The average price realisation improved by 7.7% year-on-year and 5.2% sequentially to ₹13,648 per square foot.

Bengaluru was the primary contributor to the company's sales, accounting for 69.7% of the quarterly sales value at ₹1,326.4 crore. This was supported by improved momentum at Sobha Town Park. The National Capital Region (NCR) contributed ₹309.7 crore, primarily driven by projects like Sobha Aranya and Sobha Aurum. Kerala added ₹184.8 crore to the sales, fueled by festive demand.

For the first half of FY26, Sobha achieved its highest-ever sales value of ₹3,981.4 crore, representing a 30.4% year-on-year increase, with a total new sales area of 2.84 million square feet. The company also completed 1.18 million square feet of saleable area, delivering 591 homes across various projects, including Sobha Manhattan Towers, Sobha Sentosa, and Sobha Royal Pavilion in Bangalore; Marina One in Kochi; and Sobha Nesara in Pune.

In addition to these achievements, Sobha launched an extension of Sobha Lifestyle, a boutique luxury villa project spread over 2.12 acres in North Bangalore, near the international airport. This strategic move underscores the company's commitment to expanding its luxury portfolio in high-demand locations.

Despite the strong sales performance, shares of Sobha Ltd closed at ₹1,470.45 on Friday (October 3), down by ₹46.05, or 3.04%, on the BSE. This fluctuation in share prices is common in the volatile stock market, but the company's robust sales figures and strategic project launches indicate a positive outlook for the future.
