Sobha Reports 61% Q2 Sales Growth Driven by Strong Housing Demand
Real Estate News:Sobha Ltd, a prominent real estate developer, has announced a substantial 61% increase in sales bookings to Rs 1,902.6 crore in the second quarter of the current fiscal year. This significant growth is attributed to strong demand for residential properties, particularly in key markets such as Bengaluru, Delhi-NCR, and Kerala.

The company's sales bookings in the same period last year stood at Rs 1,178.5 crore. In a regulatory filing, Sobha Ltd detailed that it sold 13.94 lakh square feet of area during the July-September period at an average price realization of Rs 13,648 per square foot.

Bengaluru emerged as the top contributor, accounting for 69.7% of the quarterly sales, with a value of Rs 1,326.4 crore. This growth is largely due to the improved sales momentum at the SOBHA Town Park project. Delhi-NCR followed with Rs 309.7 crore in sales, while the Kerala region added Rs 184.8 crore, driven by a surge in festive demand.

For the first half of the 2025-26 fiscal year, Sobha Ltd achieved sales bookings of Rs 3,981.4 crore, marking its best-ever H1 performance. This is a significant improvement over the Rs 3,052.2 crore recorded in the corresponding period of the previous year. During the entire 2024-25 fiscal year, Sobha Ltd sold properties worth Rs 6,276.5 crore.

Sobha Ltd attributes this growth to several factors, including the rationalization and simplification of GST rates, a declining interest rate regime, and a low-inflation environment. These conditions are expected to further stimulate household consumption and domestic economic activity.

In the latest September quarter, Sobha Ltd completed 1.18 million square feet of saleable area, delivering 591 homes. Despite the overall sluggishness in sales volumes during the first nine months of the 2025 calendar year, as indicated by PropEquity data showing a 4% fall in top 9 cities and Anarock data suggesting a 9% annual fall in 7 major cities, big branded and listed entities like Sobha are performing well and capturing higher sales value. This trend is indicative of a shift in market share from smaller, unorganized, and unbranded developers to larger, more established companies.

Sobha Ltd continues to be one of the leading real estate developers in the country, known for its quality projects and customer-centric approach. The company's strong performance in the second quarter is a testament to its strategic focus and market adaptability.
