Sonu Sood Invests in Panvel: Bollywood Actor's Strategic Real Estate Move
Real Estate News:Bollywood actor Sonu Sood and his son Eshaan Sood have purchased a land parcel worth Rs 1.05 crore in Shirdon, Panvel Taluka, according to property registration documents reviewed by Square Yards. The transaction was registered in October this year.

The land, spread across 0.0650 hectares, incurred a stamp duty of Rs 6.3 lakh and registration charges of Rs 30,000. The plot is located in Panvel, one of the fastest-growing real estate belts in the Mumbai Metropolitan Region.

Panvel's strategic location along the Mumbai-Pune Expressway and the Panvel-Karjat railway line has made it a preferred choice for both investors and end-users. Upcoming infrastructure projects such as the Navi Mumbai International Airport, Atal Setu (Mumbai Trans Harbour Link), and new industrial and educational hubs have further enhanced the appeal of this locality. Panvel has become a sought-after real estate destination for long-term investors, combining connectivity, affordability, and livability.

In a separate transaction registered in August this year, Sonu Sood's son Eshaan Sood also bought an apartment in Andheri West, Mumbai, worth Rs 2.6 crore, according to the documents. The flat, with a RERA carpet area of 83.61 sq. m and a built-up area of 100.37 sq. m, attracted a stamp duty of Rs 15.6 lakh and registration charges of Rs 30,000.

Actor Sonu Sood, known for his performances in Hindi and South Indian cinema, has also earned widespread recognition for his humanitarian work during the COVID-19 pandemic. His real estate purchases highlight the growing trend of Bollywood celebrities investing in emerging micro-markets for a mix of lifestyle and capital appreciation potential.

Several Bollywood celebrities, including Shahid Kapoor, Abhishek Bachchan, and former cricketer Zaheer Khan, have invested in properties in Mumbai, according to data compiled by Square Yards.

India's residential market has now entered its fifth consecutive year of growth, with steady end-user demand keeping sales volumes stable even amid supply-side adjustments, according to a report by Knight Frank India. As many as 87,603 units were sold in July-September 2025 across the country's top eight cities, marking a 1% year-on-year rise, while new launches stood at 88,655 units, down 2% from last year. Premium homes are driving most of the momentum in the country's housing market in the quarter. The September quarter reflected a clear shift toward higher-value housing, with houses priced above Rs 1 crore comprising 52% of the total sales, up from 48% a year ago.

Popular celebrities and their real estate transactions signal a growing interest and confidence in Mumbai's mid-to-premium property market, especially in well-connected corridors like Andheri and Navi Mumbai. These areas remain key hotspots for both lifestyle buyers and long-term investors, with infrastructure projects driving demand and a rise in residential property prices.

Within city markets, Mumbai led the country with 24,706 units sold, 2% higher year-on-year, accounting for nearly 28% of national housing sales. However, an interesting point to note is that new supply in the city declined 19% year-on-year to 19,145 units as developers remained cautious about launching new projects. Despite this, average residential prices in Mumbai rose 7% during the quarter, reflecting continued demand and strong absorption, especially in the mid- to premium segment.
