Sunteck Realty Enters Ultra-Luxury Housing Market with ₹100 Cr+ Properties in Mumbai and Dubai
Real Estate News:Sunteck Realty Ltd has made a significant announcement, marking its entry into the ultra-luxury housing market. The company plans to launch two marquee projects in Mumbai and Dubai, with an estimated revenue of ₹20,000 crore. This strategic move is aimed at catering to the growing demand for super-premium real estate offerings among global billionaires and ultra-wealthy individuals.

The projects will be developed under a newly created by-invite-only real estate lifestyle brand, ‘Emaance’, which the company describes as a fusion of the words Immense and Indulgence. This brand is designed to reflect the exclusivity and luxury that the projects will offer.

Kamal Khetan, CMD of Sunteck Realty, stated, “We are entering into the ultra-luxury residential segment under a new brand Emaance, where each apartment will be priced at no less than ₹100 crore, with some units going as high as ₹500 crore.” This ambitious pricing strategy places the properties among the most expensive in India and the world.

The first project outside India will be located in Dubai Downtown, near the Burj Khalifa community, while the second will be a high-rise development at Nepeansea Road in Mumbai, one of India’s most exclusive addresses. Both projects are scheduled to launch in June 2026.

Together, the two projects will have a gross development value (GDV) of around ₹20,000 crore. The residences will be priced at upwards of ₹2.5 lakh per sq. ft, making them some of the priciest properties in India.

Sunteck’s move comes at a time when the global population of billionaires and ultra-wealthy individuals is on the rise, driving demand for super-premium real estate. The company currently boasts a portfolio of 52.5 million sq. ft across 32 projects. In the April-June quarter of FY26, Sunteck reported a 47% increase in consolidated net profit to ₹33.43 crore, compared to ₹22.78 crore a year ago, despite a decline in total income to ₹201.53 crore from ₹328.01 crore in the same period of the previous fiscal.

With the launch of Emaance, Sunteck Realty is positioning itself among the select few Indian developers catering exclusively to the ultra-rich, both domestically and internationally. This strategic move not only enhances Sunteck’s brand value but also solidifies its position in the global real estate market.
