Real Estate:Table Space Technologies Private Limited, a prominent flexible workspace solution provider, has secured 5.34 lakh sq ft of office space in Gurugram’s Intellion Park for a monthly rent of ₹3.47 crore. This significant lease agreement, reviewed by NSE-listed real estate data analytics firm PropEquity, was registered on July 25, 2025, between Table Space and Mikado Realtors Private Limited, a Tata Group company.

The transaction involves a six-year lease starting from August 1, 2024, and ending on July 31, 2030, with a lock-in period of three years. The per sq ft rate works out to ₹65, as indicated in the documents. Intellion Park is strategically located off the Golf Course Extension Road in Gurugram, offering excellent connectivity through major access roads such as Golf Course Road, MG Road, and Faridabad Road. It is also well-connected to Sohna Road, NH 8, and Delhi. The Southern Peripheral Road, Dwarka Expressway, and Delhi-Mumbai Expressway are within easy reach, and the metro station is just a 10-minute drive away.

Table Space will have an 11-month period for fit-outs, during which they will only be required to pay 50% of the maintenance charges, amounting to ₹6.5 per sq. ft. The full maintenance charge of ₹13 per sq. ft will commence from July 1, 2025, bringing the monthly rent to ₹4,16,93,496. The lease agreement also includes a 15% escalation in lease rent every three years. Additionally, Table Space is required to deposit three months' rent as an interest-free refundable security deposit, with a 15% escalation every three years.

The lease can be renewed for a period of four years upon expiry and an additional five years thereafter. The G+12 structure office building will also provide 617 covered car parking spaces in the basement. The transaction incurred a stamp duty payment of ₹1,58,53,000 and registration charges of ₹50,003.
