Tata Power, Keppel, and Tata Realty Join Forces for Innovative Cooling-as-a-Service in Chennai
Tata Power Trading Company Limited, a wholly owned subsidiary of Tata Power, has joined hands with Keppel Limited and Tata Realty and Infrastructure Limited to implement a groundbreaking Cooling-as-a-Service (CaaS) solution at Intellion Park in Chennai. Spanning over 25 acres in the bustling Taramani IT corridor, this project is set to revolutionize energy efficiency in commercial infrastructure.
The CaaS solution will boast a total installed cooling capacity of 12,100 tonnes of refrigeration (TR). Slated to go live by October 2026 and operate under a 15-year contract, the initiative is designed to cut overall energy consumption at the facility by more than 20%. This reduction will be achieved through the deployment of high-efficiency systems and optimized lifecycle operations.
At the heart of this project is an AI- and ML-driven Operations Nerve Centre developed by Keppel. This advanced system will enable real-time monitoring, predictive analytics, and dynamic optimization of cooling performance. The technology aims to enhance operational reliability, sustainability, and efficiency across the entire campus. Notably, Intellion Park already sources green power from Tata Power, further bolstering its commitment to sustainable practices.
The collaboration brings together the energy expertise of Tata Power, the technological prowess of Keppel, and the asset management strengths of Tata Realty. This synergy positions CaaS as a scalable model for large commercial and industrial developments. The partners have indicated that the project could expand to include broader HVAC systems in the future, reinforcing the trend towards energy-efficient and low-carbon infrastructure solutions in India’s growing commercial real estate sector.
