TCS leased the space to accommodate the return of employees to work and to expand its real estate footprint in key cities like Bengaluru, Chennai, and Hyderabad.
The lease is for 15 years with a ₹112 crore deposit and a monthly rent of ₹9.31 crore, with a 12% rental escalation every three years. The total rent over the tenure is expected to be over ₹2,000 crore.
The lease supports the expansion of India’s IT infrastructure, creating jobs in construction, facility management, and ancillary services, and positively influencing commercial real estate valuations.
Office leasing has seen a significant turnaround, with gross office leasing reaching around 80 million sq ft in 2024 and expected to exceed this level in 2025.
