The Pratyay MahaBhumi portal was designed to digitize the deemed conveyance process for housing societies in Maharashtra, allowing them to handle document upload, scrutiny, hearing schedules, and final orders online.
Many housing societies are facing issues such as inability to log in, difficulty in proceeding with applications, and technical glitches that prevent them from using the portal effectively.
Approximately 62% of the 1.3 lakh registered housing societies in Maharashtra lack deemed conveyance, which means they do not have legal ownership of the land they stand on.
Obtaining deemed conveyance provides legal ownership of the land, enabling housing societies to undertake redevelopment, major repairs, and access loans or development rights without dependency on builders or original landowners.
The cooperation department is working closely with technical experts to identify and fix the glitches, with the goal of providing a seamless and efficient service to housing societies across the state.
