Tesla Leases 24,565 sq. ft. Warehouse in Mumbai for India Expansion
Tesla, the renowned electric vehicle (EV) manufacturer, continues to expand its presence in India with the recent leasing of a 24,565 sq. ft. warehousing facility in Kurla West, Mumbai. The deal, finalized on May 16, 2025, is part of Tesla's multi-city rollout strategy, further solidifying its commitment to the Indian market.
The property, leased from City FC Mumbai 1 Pvt Ltd (Bellissimo), is located at the Lodha Logistics Park. Units G-101 and G-102 on the ground floor of Building 1 will serve as Tesla's new logistics hub. The monthly rent for the facility is Rs 37.53 lakh, which equates to Rs 153 per sq. ft. The lease agreement is for five years, with a 5% annual rent escalation. Tesla will start paying rent from June 1, 2025, following a rent-free period of one month and ten days. Additionally, common area maintenance (CAM) charges are Rs 10 per sq. ft., also subject to a 5% annual increase.
This strategic move is expected to play a crucial role in Tesla's broader distribution and service operations in western India. The warehouse will likely serve as a key logistics hub, facilitating the efficient movement of vehicles and parts. The lease is one of several significant real estate transactions by Tesla in recent months, reflecting the company's robust expansion plans.
“Tesla’s India entry is taking shape through a deliberate, multi-city rollout — from its office in Pune to flagship showrooms in BKC and Delhi-NCR, co-working presence in BKC, and now a strategic warehousing facility in Kurla West, Mumbai. This 24,565 sq. ft. lease at ₹153 per sq. ft. is more than a real estate transaction — it’s a signal of intent. Backed by data, we’re witnessing Tesla build a high-impact EV ecosystem across India, anchored by prime commercial and logistics assets,” said Abhishek Kiran Gupta, CEO, CRE Matrix.
The expansion into India is a strategic move for Tesla, as the country represents a significant market for electric vehicles. With increasing government support for clean energy and sustainable transportation, Tesla's presence is expected to contribute to the growth of the EV market in India. The company's multi-city approach, including the new warehouse in Kurla West, underscores its commitment to providing high-quality products and services to Indian consumers.
