TGRERA Alerts Homebuyers: Beware of Unregistered Telangana Real Estate Projects

Hyderabad: The Telangana Real Estate Regulatory Authority (TGRERA), during its recent monitoring exercise, found several real estate projects being advertised without properly displaying the mandatory RERA registration number. Acting on these violations, the Authority has issued show cause notices to multiple project entities.

Among those under scrutiny are Godrej Properties, Navanami Elevate Project, Vertex Viraat Project, Swargaseema Ameya Project, and Thirumala Hills, among others. Officials stated that failure to mention the registration number or non-compliance with prescribed advertising norms amounts to a violation of statutory provisions.

TGRERA reiterated that under the Real Estate (Regulation and Development) Act, 2016, all real estate projects exceeding 500 square metres or comprising more than eight apartments must be compulsorily registered before any form of advertisement, marketing, or sale. The Authority emphasised that promoters cannot invite bookings, advance payments, or investments without first obtaining a valid RERA registration number. The registration number must be prominently displayed in all promotional materials, including print, digital, electronic, and outdoor advertisements.

During scrutiny, the Authority observed that some projects either failed to display the registration number or mentioned it in a manner not compliant with prescribed norms. In certain cases, advertisements did not follow the specified font size requirements or omitted key project details mandated under RERA guidelines. In the case of Swargaseema Construction’s Ameya project, the Authority noted that while the project was registered as a ‘layout,’ it was advertised as a ‘Full Residential Project,’ potentially misleading homebuyers.

TGRERA has cautioned promoters, real estate agents, and advertising agencies against publishing or broadcasting promotional material without verifying RERA compliance. The Authority made it clear that violations may attract penalties as provided under the Act. The regulatory body also advised prospective homebuyers to verify project registration details on the official TGRERA website before making any financial commitments.

TGRERA reiterated that strict enforcement of advertising norms is essential to ensure transparency, accountability, and protection of consumer interests in the real estate sector. The Authority’s efforts aim to create a fair and regulated market environment, safeguarding the rights of homebuyers and promoting trust in the real estate industry.
