Real Estate:The Telangana Real Estate Regulation Authority (TGRERA) has fined two Hyderabad-based builders a total of Rs 2,85,992 for failing to register the Showri Pearl apartment and for not providing proper parking facilities. The builders, Aduri Prathap Reddy and Bommidi Srinivas Rao, were also found to have violated approved plans by constructing extra floors and unauthorized flats, as stated in a complaint.

Manepally Krishnaveni, the complainant and owner of a flat in Showri Pearl Apartment, located in Keesara mandal, lodged a complaint against the builders. She stated that she had purchased a flat and executed a registered sale deed, which included provisions for scooter and car parking. However, the builders failed to allocate a dedicated car parking space to her and other allottees.

The complaint also alleged that the builders constructed four floors instead of the approved three floors and built five additional flats, increasing the total from 15 to 20. Furthermore, the apartment was not registered as required under RERA (Real Estate Regulation Act). The approved plan mandated the provision of nine car parking spaces, but the builders allotted 20 slots, leading to congestion and access issues.

Additionally, the builders were supposed to install CCTV cameras for safety but failed to do so. Based on the evidence and facts submitted, TGRERA Chairman N Satyanarayan issued an order on July 28, directing the builders to pay a penalty of Rs 2,85,992 within 30 days from the date of the order. The order also instructed the builders to restrict the number of demarcated car parking slots to 15 allottees.
