Real Estate:The Telangana Real Estate Regulatory Authority (TGRERA) has issued a directive to Prathima Infrastructure Limited, based in Gopanpally, to register their villa project, Pristine Estates, under the TG RERA Act 2016, within 30 days. The builders constructed a total of 57 villas but failed to obtain occupancy certificates (OCs), which are mandatory.

The villa owners have raised concerns about the non-provision of amenities and the misuse of corpus funds collected for community maintenance. This has led to significant dissatisfaction among the residents.

The Chairman of the TG RERA, N Satyanarayana, issued the orders on July 4, instructing the builders to obtain occupancy certificates for all the completed villas. If the builders fail to comply with the TG RERA orders, a penalty will be imposed.

The villa owners of ‘Pristine Estates’ have complained against 10 builders of the Prathima Infra project, alleging that they promised state-of-the-art facilities, including a clubhouse, a children’s play area, a swimming pool, and an outside play area. However, these amenities have not been provided as promised.

As of the date, the respondents have not provided the occupancy certificates to several members of the association, whose villas were fully constructed. The builders also collected a corpus fund from the villa owners but failed to provide amenities and undertake maintenance of the gated community as advertised.

The respondents submitted before the RERA authority that the complaints filed by the villa owners of Pristine Estates are false and baseless. However, after verifying all the facts, the TGRERA chairman and two other members issued orders to the respondents to obtain occupancy certificates from the GHMC and make them available to all villa owners.

The respondents are also required to transfer the corpus fund collected from the villa allottees, along with the interest accrued, into the designated bank account of the association of allottees within 30 days, as per the TG RERA orders.

This directive aims to ensure transparency and compliance with the RERA Act, protecting the rights and interests of the villa owners. The TG RERA is committed to maintaining high standards in the real estate sector and ensuring that developers adhere to the regulations and fulfill their obligations to the buyers.
