TMC Clears 15 Thane Housing Projects, 4,500 Affordable Units

By GeoSquare News Desk · Published 2026-10-17

The Thane Municipal Corporation (TMC) has given the green light to 15 new housing projects, a move that is set to add around 4,500 affordable units to the city's residential stock. The approvals span key locations including Ghodbunder Road, Kalwa, and Majiwada, areas that have emerged as preferred destinations for mid-income homebuyers.

Majority Under PMAY

A significant portion of these projects falls under the Pradhan Mantri Awas Yojana (PMAY), ensuring that the units remain accessible to eligible buyers. With prices starting at ₹45 lakh, the development is expected to strengthen supply in the mid-income segment, which has seen steady demand in Thane's peripheral micro-markets.

Boost for Thane's Housing Market

Industry observers believe this approval will accelerate construction activity in the region, particularly along the Ghodbunder Road belt, which continues to attract end-users due to its connectivity to Western Express Highway and upcoming infrastructure upgrades. The inclusion of Kalwa and Majiwada further diversifies the supply, offering options for buyers looking for established neighbourhoods with social infrastructure.

For investors, the TMC's decision signals a positive outlook for Thane's residential market, with the affordable segment likely to witness healthy absorption in the coming quarters. The projects are expected to be developed in phases, with completion timelines varying based on the scale of each proposal.
