Real Estate:Singapore, Sep 14 (PTI) The Confederation of Real Estate Developers' Associations of India (Credai) has unveiled a comprehensive framework to transform the Indian real estate sector by 2047. The report, titled 'The National Real Estate Development Framework Vision 2047', was released at Credai's annual conference in Singapore.

Credai, representing more than 13,000 developers, emphasizes that the future of Indian real estate is not just about constructing buildings but about building communities, livelihoods, and aspirations. National President Shekhar Patel highlighted the importance of the real estate sector in achieving India's goal of becoming a developed nation by 2047.

The report outlines a framework comprising nine key pillars aimed at making the Indian real estate sector globally competitive. These pillars are designed to address various aspects of the industry, from land reforms to skill development and ease of living.

One of the primary pillars is land reform, which includes the need for conclusive land titling through the Land Titling Act. Credai also advocates for the creation of a unified national digital land register to enhance transparency and accessibility. To promote affordable housing, the report suggests the creation of land banks and the development of 100 'cities of tomorrow'.

Ease of doing construction is another crucial pillar. Credai proposes transforming building plan approvals through digitization, transparency, and time-bound processing. The association also calls for the rationalization of development and approval charges and the establishment of dedicated funds for infrastructure financing, including government-backed infrastructure and housing bonds.

The report emphasizes the need for slum redevelopment and the promotion of green buildings. It advocates for the adoption of new technologies in all aspects of the real estate sector, from construction to customer relationship management. Skill development and labour welfare form the eighth pillar. Credai suggests state-led demand assessments and trade-specific training infrastructure. The association also proposes reforms in labour cess utilization to directly benefit workers.

The final pillar, ease of living, focuses on celebrating cultural uniqueness and heritage in all major urban centres. It promotes citizen-driven governance models and the incorporation of climate resilience into urban infrastructure.

Credai has called for the establishment of high-level committees at the Prime Minister's level and state-level war rooms to oversee the phased implementation of these initiatives.
