The primary concern of the BAI is the lengthy and redundant approval processes required by the Tamil Nadu Real Estate Regulatory Authority (TNRERA), which delay project timelines and increase costs.
The BAI has proposed streamlining the application process by reducing the number of forms, implementing a digital platform, establishing a single-window clearance system, and improving communication between developers and regulatory bodies.
TNRERA, established under the Real Estate (Regulation and Development) Act, 2016, is responsible for regulating the real estate sector in Tamil Nadu, ensuring transparency, protecting homebuyers, and promoting a fair and healthy market.
TNRERA has acknowledged the need for reforms and has set up a committee to review the existing processes and make recommendations. However, the industry feels that the pace of change is too slow.
