Uttar Pradesh RERA Registers 106 Projects in First Four Months of 2026

NEW DELHI: Uttar Pradesh’s real estate sector has continued to see steady activity in 2026, with 106 projects registered in the first four months of the year, compared to 84 projects during the same period in 2025, according to data from the Uttar Pradesh Real Estate Regulatory Authority (UP-RERA).

Project registrations have shown a consistent upward trend over the past few years, rising from 197 projects in 2023 to 259 in 2024 and 308 in 2025.

Overall, 4,192 real estate projects have been registered with UP-RERA so far. Of these, 2,056 were ongoing projects at the time of RERA’s implementation in 2017, while 2,135 have been registered as new projects since then. Around 42.8% of the registered projects have been completed.

In terms of supply, proposals for 33,206 residential and commercial units have been received in the January–April 2026 period. Developers proposed construction of 84,976 residential and commercial units in 2025, up 22.5% from 69,365 units in 2024 and 55,297 units in 2023. Between 2023 and 2025, a total of 2,09,638 units were planned across registered projects.

The real estate sector in the state recorded capital inflows of ₹25,156 crore in the first four months of 2026, compared to ₹21,319 crore in the corresponding period last year. For the full year, investments stood at ₹68,328 crore in 2025, significantly higher than ₹44,526 crore in 2024 and ₹28,411 crore in 2023.

Among key markets, Lucknow and Gautam Buddh Nagar accounted for a significant share of activity in 2025, with 67 and 69 project registrations respectively.

UP-RERA has also reported progress on dispute resolution and recovery for homebuyers. A total of ₹1,581 crore has been recovered in 6,252 cases and transferred to allottees, while ₹545 crore has been settled in 1,777 cases. Overall, ₹2,126 crore has been paid to homebuyers across 8,029 cases.

Additionally, disputes involving properties worth ₹5,943 crore have been resolved across 11,377 cases through RERA benches, conciliation forums, and online mechanisms. The regulator has also taken enforcement action against errant developers, including revocation of registrations of 72 projects and penalties imposed on multiple promoters and agents for violations of RERA provisions.
