Real Estate Pune:Ventive Hospitality, a renowned subsidiary of the Pune-based real estate giant Panchshil Realty, has received the green light from the Securities and Exchange Board of India (SEBI) for its Rs 2,000 crore initial public offering (IPO). This fresh issue is expected to fuel the company's ambitious expansion plans.Ventive has a diversified presence across various sectors, including commercial, retail, luxury residential, and data centers. The company aims to significantly boost its hospitality portfolio by expanding to around 2,400 keys by the fiscal year 2028. This expansion will be driven by strategic development and acquisition initiatives in key locations such as Varanasi, Bengaluru, and international destinations like Pottuvil and Arugam Bay Beach in Sri Lanka.Ventive’s hospitality assets are managed or franchised by renowned global operators such as Marriott, Hilton, Minor, and Atmosphere. Some of the luxury assets under its management include JW Marriott Pune, The Ritz-Carlton Pune, Conrad Maldives, Anantara Maldives, and Raaya by Atmosphere Maldives.In 2017, BRE Asia, an affiliate of Blackstone, acquired a 50 percent stake in Ventive Hospitality, solidifying its position in the real estate market. As of March 2024, Ventive manages 11 hospitality assets with a total of 2,036 keys across India and the Maldives. This is a significant leap from the modest 83 keys it managed back in 2007. Out of these 11 assets, seven were developed by Ventive, while four were acquired, highlighting the company's dual strategy of organic growth and strategic acquisitions.Since 2019, Ventive has added 1,070 keys to its portfolio, which now account for over 50 percent of its total inventory. This rapid expansion has enabled the company to enter new geographies, including Bengaluru, Varanasi, and the Maldives.
