Welspun One Launches Rs 550-Crore Logistics Park in Talegaon MIDC
Welspun One, a major player in India’s warehousing and industrial real estate sector, has secured a 46-acre MIDC-notified plot in Talegaon MIDC Phase IV to develop a next-generation Grade-A logistics park. The project, spread across nearly 1.2 million sq. ft., will see an investment of about ₹550 crore and marks the company’s first large-scale venture in Pune’s rapidly expanding logistics corridor.
The land parcel has been designated for a high-quality, compliant first-mile logistics facility aimed at supporting smooth cargo movement from manufacturing units to distribution networks. Located in the fast-growing Talegaon–Chakan industrial zone, the site is close to major manufacturing clusters and is witnessing rising interest from warehousing and industrial occupiers seeking scalable, well-connected infrastructure.
Offering roughly 375 metres of frontage along a proposed 45-metre MIDC arterial road, the project site benefits from three-side access roads within the industrial layout. Its connectivity is another key advantage — the land is situated 10 km from the upcoming Pune Ring Road and around 11 km from the Mumbai–Pune Expressway, ensuring seamless access to Pune, Mumbai, Nashik, and western Maharashtra. The plot also lies minutes away from Talegaon’s manufacturing hub, making it attractive for companies looking to support just-in-time operations and near-factory storage.
Pune’s warehousing market has recorded strong momentum this year. From January to date in 2025, the city saw leasing of nearly 7.4 million sq. ft., compared with 6.8 million sq. ft. during the same period in 2024 — a growth of around 10 percent. The Talegaon–Chakan cluster alone contributed close to 70 percent of the activity, reinforcing its position as the city’s most preferred industrial and logistics zone.
Welspun One’s proposed park will cater to operational needs across sectors including 3PL, e-commerce, FMCG, automotive, engineering, and manufacturing. The masterplan features four buildings ranging from approximately 1 lakh sq. ft. to 3.5 lakh sq. ft., allowing occupiers to choose between large-format layouts and flexible mid-sized spaces.
One of the project’s standout features is the planned clear height of 19 metres—significantly higher than standard industrial warehouse designs. This will enable advanced high-bay racking, automated storage solutions, and more pallet positions, helping occupiers boost throughput and optimise cost efficiencies. The parcel is already supported by critical infrastructure such as roads, power, and water supply.

The Talegaon project adds to Welspun One’s recent expansion moves. Earlier this year, the company announced major developments in Hoskote and Devanahalli near Bengaluru and entered its second partnership with The World Trade Center for projects in Nhava Sheva and Thane, strengthening its nationwide presence.
With a development pipeline nearing 19 million sq. ft. and assets under management of about ₹10,000 crore, Welspun One continues to focus on building modern, sustainable, and compliance-driven warehousing infrastructure across India.
