Zomato Hyperpure Secures 5.5 Lakh Sq Ft Warehouse in Bhiwandi, Boosting Supply Chain
Zomato Hyperpure, the business-to-business platform under Eternal Ltd—formerly Zomato Ltd—has secured a significant warehousing space in Bhiwandi, near Mumbai. The company has leased a 553,249 sq ft facility at Hiranandani Industrial Park in Mauje Pogaon, Bhiwandi, through a long-term lease of nearly five years. This move aims to strengthen its backend operations, which supply farm produce, groceries, and other essentials to restaurants.
The lease agreement includes a starting monthly rent of Rs 1.71 crore, with a 48-month lock-in period. Additionally, Zomato Hyperpure has been granted a 150-day rent-free initial fit-out window to align its operations before taking on the full rental obligation. The company has also paid a security deposit of Rs 8.57 crore and a stamp duty of Rs 26.98 lakh for the registration of the deal, which was finalized on November 1. These details are according to the registration documents accessed through CRE Matrix, a realty data analytics platform.
Industry analysts note that such large commitments reflect sustained occupier demand. The structured rent commencement provides flexibility to the tenant, allowing them to align operations effectively before incurring the full rental costs. Bhiwandi has emerged as one of the largest warehousing and logistics clusters in the Mumbai Metropolitan Region, attracting e-commerce, retail, and logistics companies due to its excellent connectivity with Mumbai, Thane, and Navi Mumbai, as well as its proximity to the Mumbai–Nashik Highway and Jawaharlal Nehru Port.
Eternal has been expanding Hyperpure operations across multiple cities, with dedicated facilities for sourcing and distribution. The segment has grown into a key part of the company's business mix, contributing to its revenue diversification beyond food delivery. In September, the company leased another warehousing space spanning over 250,000 sq ft in Bhiwandi for a tenure of five years. This strategic leasing of large warehousing spaces near Mumbai reflects the company’s continued focus on strengthening its supply chain infrastructure in one of India’s largest consumption hubs.
India’s warehousing market continues to see strong traction, driven by rising consumption, e-commerce expansion, and supply-chain consolidation. Occupiers are increasingly opting for larger, technology-enabled facilities to improve efficiency and speed of delivery. The growing focus on Grade A assets and long-term leases underscores confidence in the sector’s fundamentals. Industry experts expect this momentum to sustain as companies across manufacturing, retail, and food services expand distribution networks and streamline backend operations through organized warehousing infrastructure.
