62% of Homes Sold in Top 7 Cities Cost Over ₹1 Crore in H1 2025

By GeoSquare News Desk · Published 2026-10-17

Data for the first half of 2025 shows that 62% of apartments sold across India's seven largest property markets were priced above ₹1 crore. This marks a notable shift in buyer preference, with more homebuyers choosing larger, better-located and amenity-rich homes over compact budget units.

Premium demand spreads beyond traditional metros

The trend is also reshaping the geography of the premium housing market. While Mumbai, Bengaluru, Pune and Delhi NCR continue to drive high-value sales, demand is no longer confined to a few luxury micro-markets. Buyers are now willing to pay a premium for well-developed infrastructure, improved connectivity and quality of life in newer corridors.

What this means for Maharashtra buyers

For Maharashtra, especially Mumbai and Pune, the data reflects growing confidence in residential real estate. Mumbai remains the country's most expensive market, but Pune is emerging as a strong contender in the ₹1 crore-plus segment, supported by IT hiring, infrastructure projects and an expanding base of young professionals.

Industry observers believe the shift towards higher-priced apartments is not just about luxury. It is a response to changing work patterns, nuclear families and a greater emphasis on lifestyle. Many buyers are also upgrading from older homes to new projects with better layouts, safety features and sustainable design.

The trend could continue in the coming quarters as more developers launch premium projects in established and emerging locations. However, affordability remains a key concern, and the market will need a healthy supply of mid-segment homes to maintain overall momentum.
