Anarock IPO: Operating Cash Flow Negative Despite Profit Rise

By GeoSquare News Desk · Published 2026-10-06

Anarock Property Consultants, one of India's leading real-estate consultancies, has filed its Draft Red Herring Prospectus (DRHP) for an initial public offering. As per the DRHP, the company reported a 33.83% year-on-year rise in revenue from operations to Rs 881.90 crore in FY26, while profit after tax stood at Rs 93.22 crore.

Cash flow stress

Despite the healthy top-line and bottom-line growth, Anarock's operating cash flow turned negative during the year. This divergence between book profits and cash generation is a key point for investors to examine. Negative operating cash flow can stem from rising receivables, advances paid for future projects, or changes in working capital.

What it means for Maharashtra

Anarock has a strong presence in Mumbai Metropolitan Region and Pune, making its financial health a useful indicator for Maharashtra's property market. The company's revenue growth suggests sustained demand for real-estate advisory, brokerage, and project management services across the state.

For property buyers, the IPO filing offers a rare look into the financials of a major real-estate consultancy. While the profit growth is encouraging, the negative cash flow needs to be monitored. Investors should track how the company plans to improve cash conversion and deploy the IPO proceeds.
