Atal Setu Effect: Navi Mumbai Property Prices Jump 15-20%

By GeoSquare News Desk · Published 2026-11-01

The Mumbai Trans Harbour Link (MTHL), popularly known as Atal Setu, has completed its first year, and the impact on Navi Mumbai's real estate is unmistakable. Property prices along the corridor have appreciated by 15-20% over the past 12 months, with micro-markets like Uran, Chirle and Kharghar witnessing a sharp revival in sales.

Price Surge Along the Corridor

Residential projects in these areas are now commanding higher rates as improved connectivity to South Mumbai and the airport has made them attractive to end-users and investors alike. The price jump is most pronounced in ready-to-move-in apartments and new launches near the MTHL access points.

Infrastructure Driving Demand

Beyond the Atal Setu, the upcoming Navi Mumbai International Airport and the planned airport metro line are adding to the region's appeal. These infrastructure projects are expected to further boost residential demand, making the eastern corridor a key growth zone in the Mumbai Metropolitan Region.

Supply Shift Eastward

Developers are responding by shifting new supply towards these emerging nodes. Several new residential projects have been announced in Uran and Chirle, while Kharghar continues to see steady inventory addition. This eastward shift is likely to redefine Navi Mumbai's property landscape over the next few years.
