Meanwhile, the civic authorities have decided to auction only two properties instead of the initially announced four. The properties that will be auctioned include a plot of land in Chunabhatti and a privately owned house with shops in Kalbadevi.

Earlier in October, the BMC had announced plans to auction four properties located in Chunabhatti, Chembur, Kalbadevi, and Kandivali. These properties were to be auctioned to recover pending property tax, which was expected to generate a minimum revenue of Rs 120 crore for the BMC.

The initial deadline for registering for the online auction was October 29. However, the authorities have now extended this deadline to November 6. An official from the BMC stated, “Owners of the two properties at Chunabhatti and Kandivali have settled their bills. So, we will go ahead with auctioning two properties instead of four.”

The properties to be auctioned include a plot of land owned by the Housing Commissioner of Bombay, with a base price of Rs 37 crore and an area of 3,000 square meters, and a privately owned house with shops in Kalbadevi, with a base price of Rs 26.01 crore and an area of 1,648 square meters.

The BMC has set up an external agency to handle the bidding process. Civic officials have stated that if the auction does not receive a minimum of three bids, they may consider re-auctioning the properties.

Property tax is a significant source of revenue for the BMC. It is levied on all real estate and commercial properties within the jurisdiction of the civic body. When property owners default on their tax payments, the BMC sends them notices with penalties. If the owners continue to default, the properties are seized or attached temporarily and are put up for auction following legal proceedings. The last property auction by the BMC occurred in 1984.

The property tax collection for the current fiscal year has been one of the highest in the BMC's history. As of March 31, the BMC had collected Rs 6,011 crore against an annual target of Rs 6,200 crore. The authorities are confident that this year's collection will surpass previous records.
