Real Estate Mumbai:A sea-view triplex apartment once owned by Bollywood legend Dilip Kumar has been sold for a record ₹172 crore in Mumbai's Pali Hill area. The apartment, spanning 9,527 square feet, was purchased by Apco Infratech Private Limited, as per property registration documents.

The property, located on the 9th, 10th, and 11th floors of a building, fetched ₹1.62 lakh per square foot, one of the highest per sq ft deals in recent times. The apartment is part of 'The Legend' redevelopment project, undertaken by Black Rock, a subsidiary of the Ashar Group. The project will feature luxury apartments and a 2,000 sq ft museum dedicated to Dilip Kumar, curated in consultation with his wife, Saira Banu. The museum will be situated on the ground floor.

The transaction was registered on July 23, 2024, and comes with eight car parking spaces. The stamp duty and registration fee for the transaction were ₹9.30 crore and ₹30,000, respectively. The Ashar Group has confirmed the transaction in a statement.

The agreement value of the transaction was ₹155 crore, but the Ashar Group stated that the total value of the sale was ₹172 crore.

The property was previously embroiled in a legal battle over ownership rights. The property originally belonged to the Seth Mulraj Khatau Trust, established by Mulraj Khatau between 1917 and 1919. Dilip Kumar acquired the property from Hasan Chamruddin, who held a 999-year lease from the Khatau Trust.

The Khatau Trust's successors issued an eviction notice in 2014, leading to a legal battle. Dilip Kumar and Saira Banu fought and won the case in 2017. They received the keys to the bungalow from the Mumbai Police. However, the property was eventually sold after Dilip Kumar's death in 2021.
