Brookfield Buys 8 Industrial Parks From ESR, Plans ₹4,300 Cr Investment

By GeoSquare News Desk · Published 2026-10-08

Global investment giant Brookfield has acquired a portfolio of eight industrial and logistics parks from developer ESR, in one of the larger warehousing transactions in the country this year. The deal underscores growing institutional appetite for India's modern logistics and manufacturing-linked real estate.

Portfolio spread across six cities

The portfolio spans around 400 acres across six cities, including Pune, Delhi-NCR, Chennai and Kolkata. Assets in the pack are reported to be around 98% leased, reflecting strong occupier demand from third-party logistics firms, e-commerce players and manufacturers seeking grade-standard warehousing close to consumption and production hubs.

₹4,300 crore investment planned

Brookfield has outlined a ₹4,300 crore investment plan tied to the acquisition, expected to be deployed towards expansion, upgrades and stabilisation of the parks. For Pune, India's automotive and engineering manufacturing belt, added institutional capital in the logistics corridor is a signal of continued depth in the city's industrial real estate market.

What it means for Maharashtra buyers and investors

Institutional players entering Pune's warehousing belt typically lift rental transparency, improve asset quality and support land values in adjoining industrial zones. Investors watching Pune, Chakan, Talegaon and the Mumbai-Pune expressway corridor should note that such deals often precede further absorption of logistics land in the region.

The transaction also reinforces India's position as a preferred market for global capital seeking yield from modern industrial real estate, with Pune remaining a core beneficiary given its manufacturing base and connectivity.
