Brookfield India REIT Q2 2026: Office Leasing Surges in Mumbai, Pune

By GeoSquare News Desk · Published 2026-11-04

Brookfield India Real Estate Trust has posted a strong performance for the quarter ended September 30, 2026, with operating lease rentals rising significantly. The growth is underpinned by healthy leasing activity across its commercial assets, particularly in Maharashtra's key office markets of Mumbai and Pune.

Mumbai and Pune Lead Office Demand

Occupancy levels in the REIT's portfolio have improved, reflecting sustained demand from technology, financial services, and co-working operators. Mumbai's Grade A office stock continues to see robust absorption, while Pune's IT corridors remain a preferred destination for global capability centres.

Financial Highlights and Market Outlook

The REIT's net operating income has grown in double digits year-on-year, supported by rental escalations and new leases. With supply pipeline constrained in prime locations, rental values are expected to firm up further. For Maharashtra investors, this signals a positive outlook for commercial real estate as an asset class.

Brookfield's strategy of focusing on high-quality assets in central business districts and peripheral micro-markets has paid off, with average lease tenures remaining long. The management remains optimistic about sustained demand from occupiers seeking efficient, sustainable workspaces.
