Ceratec Group Unveils 10 Lakh Sq Ft Built-to-Suit Commercial Campus in Pune’s Wakad

Ceratec Group has announced plans to develop an on-demand built-to-suit commercial project with a development potential of approximately 10 lakh sq ft in Wakad, Pune. The proposed project, located adjacent to EON West in one of West Pune’s emerging business districts, is expected to generate revenue of around INR 1,000 crore and cater to a diverse range of occupiers across sectors.

The development has been conceived as a customised commercial ecosystem designed to meet the requirements of Global Capability Centres (GCCs), information technology and IT-enabled services companies, corporate headquarters, enterprise campuses, educational institutions, hospitality operators, healthcare service providers, and technology-focused businesses.

According to the company, the project will be developed as a built-to-suit offering, allowing occupiers to customise workspace design, infrastructure specifications, and operational requirements based on their long-term business needs. The proposed campus will feature scalable floor plates, institutional-grade infrastructure, and connectivity-focused planning intended to support large-scale corporate operations.

Located within Pune’s expanding western commercial corridor, the project is positioned to benefit from the city’s growing importance as an office and technology destination. Pune has continued to attract occupiers across technology, engineering, manufacturing, and business services sectors, supported by a large talent pool, infrastructure improvements, and increasing corporate investment.

Ceratec stated that the project will emphasise operational efficiency, sustainability integration, and employee-centric workplace planning. The development is expected to offer flexible configurations that can accommodate the evolving requirements of large enterprises seeking long-term occupancy solutions.

The company is also inviting channel partners, international property consultants, and corporate leasing associates to participate in tenant acquisition and business development efforts for the project. The collaboration strategy is aimed at attracting domestic and international occupiers looking to establish or expand operations in Pune.

The announcement comes at a time when India's commercial real estate market continues to witness strong demand for Grade A office assets. Industry trends indicate that leasing activity is being supported by the expansion of Global Capability Centres, multinational corporations, flexible workspace providers, and technology-driven enterprises increasing their footprint across major office markets.

Built-to-suit developments have gained prominence in recent years as occupiers increasingly seek customised office environments aligned with operational, technological, and workforce requirements.
