CIDCO's Kharghar Township Plan Sparks 15% Property Rally

By GeoSquare News Desk · Published 2026-10-08

CIDCO's announcement of a new integrated township on the periphery of Kharghar has set off a wave of activity in Navi Mumbai's residential market. Enquiries for flats and plotted developments in the area have jumped roughly 15% since the plan was outlined, with brokers reporting steady interest from end-users and investors alike.

NAINA: The Anchor of the New Township

The proposed project falls within the Navi Mumbai Airport Influence Notified Area (NAINA), a 22,500-hectare region planned around the upcoming Navi Mumbai International Airport. CIDCO, the planning authority for Navi Mumbai and Panvel, has been positioning NAINA as the city's next major residential and commercial destination, with social infrastructure, transport links and industrial zones built into its master plan.

What the Township Could Mean for Prices

Integrated townships combining housing, retail, schools and healthcare tend to command a premium over standalone projects. In Kharghar's established micro-markets, residential values currently hover in the range of Rs 9,000 to Rs 14,000 per sq ft, while outlying pockets under NAINA remain materially cheaper. A new township on a larger parcel of land could, however, draw buyers who might otherwise look toward Ulwe, Panvel or Taloja, widening the price spread across the region.

Connectivity Upgrades Underway

The railway station at Taloja and the upcoming Harbour Line extension, along with the road network feeding the airport corridor, continue to underpin Navi Mumbai's demand story. For buyers, the airport remains the key long-term catalyst: projects within a 10-15 km radius of the runway typically see enquiry volumes move ahead of physical possession by several years.

Investor View

CIDCO-backed initiatives carry a certain credibility in Navi Mumbai because the authority holds the majority of the land bank and has historically delivered road and rail connectivity on schedule. That said, township timelines can stretch, and buyers are advised to check approvals and construction timelines carefully before committing. For those with a five-to-eight-year horizon, NAINA remains one of the more affordable options around the Mumbai Metropolitan Region.
