Dharavi Redevelopment: 10,000 Affordable Homes Approved in First Phase

By GeoSquare News Desk · Published 2026-11-05

The Maharashtra government has given the green light to the revised Dharavi redevelopment plan, approving the construction of 10,000 affordable housing units in the initial phase. This marks a significant milestone for one of Asia's largest slum redevelopment projects, which combines slum rehabilitation with free-sale components to unlock prime land in central Mumbai.

Project Overview

The first phase will focus on rehabilitating eligible slum dwellers, offering them modern, self-contained homes. The project also includes a free-sale component, allowing developers to sell a portion of the built-up area in the open market. This mixed-use approach is designed to cross-subsidise the cost of rehabilitation while generating returns for private developers.

Impact on Property Market

With 10,000 homes approved, the redevelopment is expected to significantly alter the real estate landscape in the surrounding Bandra-Kurla Complex (BKC) area. As Dharavi transforms, land values in nearby localities are likely to appreciate, attracting both end-users and investors. The influx of new housing supply may also ease demand pressure in Mumbai's mid-segment market, offering more options for buyers.

Private developers are eyeing this project as a lucrative opportunity, given the prime location and the scale of development. The approval is seen as a catalyst for further infrastructure upgrades and commercial growth in the region, potentially making it a hotspot for property investment in the coming years.
