Real Estate Mumbai:Dholera Special Investment Region in Gujarat has witnessed a 10-fold increase in land prices over the past decade, driven by infrastructure development and investor interest. This planned smart city under the Delhi-Mumbai Industrial Corridor (DMIC) is rapidly becoming a prime real estate destination.

As per industry data, land prices per square yard across various Town Planning (TP) Schemes in the Dholera region have surged to a high of Rs 7,000 to Rs 10,000. Lalit Parihar, the founder and Managing Director of Dholera-based developer Aaiji Group, highlighted these figures. Prices for other TP schemes range from Rs 3,000 to Rs 7,000 per square yard, indicating a significant 10 times growth over the past 10 years.

Major infrastructure projects are set to further accelerate Dholera's development. The international cargo airport and the Ahmedabad-Dholera Expressway, both scheduled to become operational in 2025, are key drivers of this growth. Ruturajsinh Chudasma, Partner at Infinity Infracon, another Dholera-based developer, emphasized the impact of these projects.

The 109-kilometer expressway is advancing swiftly, while projects like the Bhimnath-Dholera broad-gauge rail line and Vande Metro will further enhance regional connectivity. These developments are boosting investor confidence and making Dholera a high-potential real estate destination.

"With infrastructure now visible on the ground, investor confidence is at an all-time high. The growth in land prices is a reflection of this shift. This data further reinforces Dholera's emergence as a high-potential real estate destination," Parihar said.

Dholera SIR is rapidly emerging as a prime investment hub, attracting investment from more than 100 companies. Notably, Tata Electronics has committed Rs 91,000 crore to a semiconductor project in the region, further cementing Dholera's status as a key economic hub.
