Emaar Properties to Form JVs with Major Indian Groups, Including Adani
Real Estate Mumbai:Dubai-based Emaar Properties has made a significant announcement regarding its Indian operations. The company has clarified that it will not sell stakes in its Indian entity, contrary to earlier speculations. Instead, Emaar is considering forming joint ventures with major Indian business groups, including the Adani Group.

In a regulatory filing on September 18 at the Dubai Financial Market, Emaar Properties stated, “The company is no longer considering the sale of any stake in its Indian entity. Alternatively, the company is considering joint ventures with other large companies/groups in India, including Adani Group.”

Emaar Properties entered the Indian real estate market in 2005 in partnership with MGF Development. The joint venture, Emaar MGF Land, saw an investment of around ₹8,500 crore. However, in April 2016, Emaar decided to end the joint venture through a demerger process. Since then, Emaar India has expanded its independent portfolio, which includes a large array of residential and commercial spaces across major cities such as Delhi-NCR, Mumbai, Mohali, Lucknow, Indore, and Jaipur.

The Adani Group, a major player in the Indian real estate market, is active through its unlisted entities, Adani Realty and Adani Properties. The group has secured several redevelopment projects, including one in Dharavi, one of Asia's largest slums in Mumbai.

Emaar Properties PJSC is one of the leading real estate companies globally, with a significant presence in the Middle East, North Africa, and Asia. The company boasts a land bank of about 1.7 billion square feet in the UAE and key international markets. Since 2002, Emaar has delivered over 1,22,000 residential units in Dubai and other global markets. Some of its major projects include the iconic Burj Khalifa and the Dubai Mall.

The potential joint ventures with Indian groups, especially the Adani Group, could significantly bolster Emaar’s presence in the Indian market. This strategic move aligns with Emaar’s commitment to expanding its global footprint and leveraging the robust growth potential of the Indian real estate sector.
