FPCE Urges PM to Restructure RERA for Better Homebuyer Protection

By GeoSquare News Desk · Published 2026-11-03

The Federation of Property Consumers and End-users (FPCE) has written to the Prime Minister, urging a comprehensive restructuring of the Real Estate (Regulation and Development) Act, 2016 (RERA). The key demand is to separate the twin roles of protecting homebuyers and promoting real estate, which currently coexist under the same regulatory framework.

Core Demand: Consumer Protection vs. Promotion

FPCE argues that RERA's dual mandate creates a conflict of interest, often diluting its effectiveness as a consumer watchdog. By splitting these functions, the body believes that homebuyer grievances would be addressed more swiftly and transparently, while a separate mechanism could handle industry growth and investment promotion.

Relevance for Maharashtra Homebuyers

Maharashtra, being one of the largest real estate markets in India, has a high volume of RERA-registered projects. Many homebuyers in Mumbai, Pune, and other cities have faced delays and quality issues. A restructured RERA could lead to stricter enforcement of project timelines and better compensation mechanisms, directly benefiting thousands of buyers in the state.

What Lies Ahead

The proposal, if accepted, would require legislative amendments and administrative overhaul. While no immediate changes are expected, the move signals growing consumer pressure for a more accountable regulatory system. For now, Maharashtra buyers are advised to stay informed about ongoing RERA updates and continue using existing grievance redressal channels.
