Ghodbunder Road Clocks 1,200 Registrations in 48 Hours After Stamp Duty Cut

By GeoSquare News Desk · Published 2026-10-17

Thane's Ghodbunder Road emerged as the biggest beneficiary of Maharashtra's stamp duty reduction, recording roughly 1,200 property registrations within 48 hours of the relief taking effect. Industry trackers noted a 40% week-on-week jump across Ghodbunder Road and Thane city combined, with both end-users and investors rushing to close deals before the festive season.

Why buyers moved fast

The stamp duty cut materially lowered acquisition costs for homes in the ₹50 lakh to ₹2 crore band — the price sweet spot for this corridor. For a ₹1 crore flat, the saving runs into several lakh rupees, enough to n犹豫 hesitant buyers off the fence. Developers and brokers reported that a large share of closures were deals already shortlisted and awaiting a price signal from the state.

Ghodbunder Road: Thane's growth spine

Ghodbunder Road has become Thane's most active residential belt thanks to its connect to the Eastern Express Highway, the upcoming metro extensions, and a thick pipeline of townships from mid-segment and premium developers. Availability of larger unit sizes at rates well below Mumbai city averages continues to pull first-time buyers and upgraders from Borivali, Dahisar and eastern Mumbai.

Investor activity sharpens

The registration spike was not purely end-user driven. Investors active in the ₹30–80 lakh segment returned to the market, targeting projects with confirmed possession timelines and improving social infrastructure along the stretch. Rental demand from Thane's IT and manufacturing employment base further supports hold-period economics.

Outlook for Maharashtra's property market

A spurt of this size typically pre-empts a pause: registrations are being pulled forward rather than created. However, underlying demand on Ghodbunder Road remains healthy, underpinned by infrastructure delivery and Thane's relative affordability. Buyers entering now should prioritise RERA-registered projects, check completion status, and compare the net benefit of the duty cut against prevailing per-square-foot rates rather than headline discounts.
