Real Estate Mumbai:Mumbai apartments may seem small, but wait till you see the tiny homes in Hong Kong and Japan. According to Anarock Research, Mumbai accounted for the smallest homes in terms of average size at 825 sq ft in H1 2024, a 5% increase from 2019 and a 4% growth in the last six months across the Mumbai Metropolitan Region.

In contrast, the average size of homes in Delhi-NCR stood at 2,450 sq ft in H1 2024, up 30% from 1,890 sq ft in 2023. The National Capital Region saw a dramatic surge of 96% over 5 years, led by an increase in supply of luxury apartments.

Hyderabad is the only major city where apartment sizes decreased between 2023 to H1 2024 to 2,010 sq ft. Average flat sizes in Chennai and Bengaluru were at 1,450 sq ft and 1,630 sq ft respectively in H1 2024.

But these sizes are massive compared to apartments in Tokyo, Japan's capital, which has long been known for tiny apartments. Flats as small as 95 sq ft are not uncommon in Tokyo, where realty developers build small apartments to accommodate the growing population.

In Hong Kong, the average size of an apartment for a family of three is approximately 484 sq ft, while for a single person, it's roughly around 150 sq ft. This is due to the scarce supply of land and high housing demand in Hong Kong.
