Godrej Properties Aims for Rs 32,500 Crore Sales Target in FY26
Real Estate Mumbai:Godrej Properties is on track to meet its ambitious Rs 32,500 crore sales target for the fiscal year 2025-26, despite a slight dip in the first quarter. Executive Chairperson Pirojsha Godrej remains optimistic, attributing the decline in pre-sales to a high base effect and delays in project launches.

In an interview with PTI, Pirojsha Godrej noted that the exuberance in the housing market post-COVID has settled down, but demand remains strong. The company reported an 18% decline in pre-sales to Rs 7,082 crore in the first quarter of this fiscal year. However, this decline is largely due to a high base effect and delays in launching a couple of projects.

Despite these challenges, Godrej Properties is confident in its ability to meet or exceed its sales target. Pirojsha stated, “We are very much on track to meet or exceed our booking value target for the current 2025-26 financial year.” The company's robust launch pipeline for this fiscal year will significantly aid in achieving the pre-sales target of Rs 32,500 crore.

When asked about the current housing market scenario amid global uncertainties, Pirojsha observed, “I think definitely, the kind of very exuberant market that was there maybe a year ago has definitely settled down a little bit. But this is exactly what we would expect to see.” He added that in the early stages of an upcycle, there is often a significant pent-up demand and sharp price appreciations. However, demand conditions remain strong, though not as frothy as they were previously.

Several property consultants have reported a decline in total housing sales across the top seven cities in the last two quarters. Nevertheless, Godrej Properties' balance sheet remains strong, enabling the company to invest in land acquisition and project development to ensure targeted growth.

During the last two financial years, Godrej Properties was the largest real estate firm in India in terms of sales bookings. If the company achieves its sales bookings target of Rs 32,500 crore, it is likely to retain its top rank for the third consecutive fiscal year. In the 2024-25 fiscal year, the company's sales bookings increased by 31% to a record Rs 29,444 crore from Rs 22,527 crore in the preceding year.

On the financial front, Godrej Properties recently reported a 15% increase in its consolidated net profit to Rs 598.40 crore for the first quarter of this fiscal year, compared to Rs 518.8 crore in the same period last year. However, total income fell to Rs 1,620.34 crore in the April-June period of the 2025-26 fiscal year, down from Rs 1,699.48 crore in the corresponding period of the previous year.

The company's sales bookings or pre-sales declined by 18% to Rs 7,082 crore during the April-June quarter, from Rs 8,637 crore in the same period last year. The collection of funds from customers against bookings, however, rose by 22% to Rs 3,670 crore during the April-June quarter.

Godrej Properties has a significant presence in major cities such as the Mumbai Metropolitan Region (MMR), Pune, Bengaluru, Delhi-NCR, and Hyderabad, where it is developing group housing projects. The company is also engaged in residential plotted development projects in tier II cities like Indore and Panipat. The Mumbai-based firm posted a net profit of Rs 1,389.23 crore on a total income of Rs 6,967.05 crore during the last financial year.
