Hrithik Roshan and Rakesh Roshan Expand Real Estate Empire with ₹31 Crore Office Purchase in Mumbai
Real Estate Mumbai:Bollywood actor Hrithik Roshan and his father Rakesh Roshan's company, HRX Digitech LLP, have made a substantial investment in Mumbai's real estate market. They acquired three office units in the Boomerang building located in the Chandivali area of Andheri East for Rs 31 crore, according to property registration documents accessed by Propstack.

The newly purchased offices are situated on the first floor of the Boomerang building and span a total carpet area of 13,546 sq ft. The deal was registered on July 9, 2025, and involved a stamp duty payment of Rs 1.86 crore and registration fees of Rs 30,000.

This is not the first acquisition by the Roshan family in the same commercial complex. In September 2024, HRX Digitech LLP purchased five office units on the fifth floor of the Boomerang building for Rs 37.75 crore. These units, spread across 17,389 sq ft of carpet area, were bought on September 5, 2024, with a stamp duty of Rs 2.26 crore and registration fees of Rs 30,000.

The father-son duo has been actively involved in Mumbai's real estate market. Last year, they sold three residential apartments in Andheri for Rs 6.75 crore. This strategic buying and selling pattern reflects their keen understanding of the real estate market and their ability to capitalize on lucrative opportunities.

Hrithik has joined a growing list of Bollywood celebrities investing in Andheri, including Randeep Hooda, Jaideep Ahlawat, Gurmeet Choudhary, Gauahar Khan, Zaid Darbar, Ronit Bose Roy, and Kartik Aaryan, all of whom have recently purchased properties in the area. Andheri has emerged as a prime investment hotspot for the film and entertainment industry. Its strategic location, bridging Mumbai’s key business hubs and entertainment districts, combined with excellent connectivity via the Western Express Highway, Link Road, SV Road, and the Versova-Andheri-Ghatkopar Metro line, has made it an attractive choice for both residential and commercial buyers.

With Hrithik's latest high-value purchase, the trend of Bollywood stars betting big on Andheri's real estate market shows no signs of slowing down. The strategic location and connectivity of Andheri make it a prime choice for investors looking to capitalize on the growing demand for both residential and commercial properties.

Meanwhile, on the work front, Hrithik's War 2, also starring Kiara Advani and Jr NTR, released in theaters on August 14. The film has received mixed reviews from fans and critics. The actor will also mark his directorial debut with Krrish 4, where he will reprise his role in the franchise's fourth installment. While not much has been revealed about the film yet, it is expected to go on floors by the end of 2025.
