Hyderabad Housing Sales Drop 30% in July 2025, but Premium Homes Witness Strong Demand
Hyderabad’s housing market witnessed a significant 30% year-on-year (YoY) decline in registrations in July 2025, with a total of 6,128 units sold. This marks a substantial drop from the 8,781 units registered in July 2024. Despite the decline, Knight Frank India reported a 14% rise in the average price of registered properties, indicating a shift in demand towards premium housing segments.
According to Knight Frank India’s latest assessment, the decline in residential property registrations can largely be attributed to the base effect, as July 2024 had seen the highest-ever monthly registrations at 8,781 units. However, the trend remained stable for the year, with the residential property registrations maintaining a consistent trend of nearly 6,000 properties in July 2025.
In terms of value, the total worth of homes registered in July 2025 was Rs 4,175 crore, marking a 21% YoY decline and a 9% month-on-month (MoM) decrease. Despite the lower transaction volumes, the weighted average price of registered properties rose by 14% YoY, signaling a distinct market shift towards premium housing.
The Hyderabad residential market encompasses four districts: Hyderabad, Medchal-Malkajgiri, Rangareddy, and Sangareddy, and includes transactions from both the primary and secondary real estate markets. In July 2025, the share of home registrations in the Rs 1 crore and above category increased to 19%, with sales volumes recording only a modest 1% YoY decline.
Meanwhile, the year-to-date sales registrations show a decline in the sub-Rs 50 lakh segment as well as in the Rs 50 lakh–Rs 1 crore bracket. However, when comparing the same period across 2023, 2024, and 2025, sales of units priced at Rs 1 crore and above have risen significantly, as per the Knight Frank India assessment.
