Indian Realty Sector Sees 15% Surge in PE Investments to $3 Billion in H1 2024
Real Estate Mumbai:The Indian real estate sector has witnessed a significant surge in private equity (PE) investments in the first half of 2024. According to a report by Knight Frank India, a leading real estate advisory firm, PE investments in the sector have increased by 15% year-on-year (Y-o-Y) to $3 billion. This growth is primarily driven by the warehousing sector, which accounted for 52% of the total PE investments, followed by residential and office segments.

The warehousing sector has been a dominant player in the Indian real estate market, with a single deal worth $1.5 billion between Reliance Retail, Abu Dhabi Investment Authority (ADIA), and Kohlberg Kravis Roberts & Co. (KKR) contributing significantly to the growth. The residential segment, led by Bengaluru, has also seen a significant increase in PE investments, with a growth of 209% Y-o-Y to $854 million. The office sector, however, has witnessed a decline of 67% to $579 million.

Mumbai has emerged as the leader in PE investments, with a total of $1.701 billion, followed by Bengaluru and Hyderabad. The report highlights that the warehousing sector accounted for 88% of the total PE investments in Mumbai, while the residential sector contributed 12%.

The growth in PE investments in the Indian real estate sector can be attributed to various factors, including the return to work, rising office absorption, and strengthening rental values. Shishir Baijal, Chairman and Managing Director, Knight Frank India, stated,
