Karan Johar’s Dharma Productions Expands with New Office in Mumbai
Real Estate Mumbai:Karan Johar’s Dharma Productions is expanding rapidly, leading the filmmaker-producer to lease an office space at the Lotus Signature commercial development in Andheri. Developed by real estate magnate and producer Anand Pandit, the starting monthly rent of the office space is Rs 15 lakh.

As per reports, Dharma Productions leased the premises located on the eighth floor of the building for four years. The new office space is spread across 5,500 square feet, according to Square Yards reports. Registration documents reveal that an annual five-percent escalation has been built into the four-year lease period, making the rent in the final year of the lease reach nearly Rs 17.36 lakh. The production house is expected to pay around Rs 7.75 crore in rent over the lease tenure. Besides the rent, the deal also includes a security deposit of Rs 1 crore, along with a stamp duty of Rs 2.04 lakh.

Among other prominent celebrities, Amitabh Bachchan, Ajay Devgn, Kartik Aaryan, Sara Ali Khan, and Kajol have bought office spaces in the famous high-rise. The development is located on Veera Desai Road, surrounded by several prominent film and television production houses, including T-Series and Yash Raj Films.

Last year, Karan Johar reportedly signed a Rs 1000 crore deal to sell a 50 per cent stake in Dharma Productions to Adar Poonawalla through his company Serene Productions. The rest of the 50 per cent still belongs to Karan Johar and Executive Chairman and CEO Apoorva Mehta. Previously, the Kuch Kuch Hota Hai filmmaker had taken a property on rent in Mumbai’s Pali Hill area. The rent costs around Rs 8 lakh for three years.

Established by Karan Johar’s father, Yash Johar, in 1976, Dharma Productions Pvt. Ltd. is one of the most prominent production houses in the country. In 2004, after the death of Yash Johar, Karan took over the company. Throughout the years the production house has delivered blockbuster hits like Kabhi Khushi Kabhie Gham, My Name Is Khan, Ae Dil Hai Mushkil, Wake Up Sid, and Yeh Jawani Hai Deewani, among others. Up next, Dharma will be producing Tu Meri Main Tera, Main Tera Tu Meri, and Chand Mera Dil; all are slated for 2026 release.
