Real Estate Mumbai:The city-based Khyati Group has lost a major realty project on one of Ahmedabad’s prime locations—Iskcon-Ambli road. This setback follows closely behind the Khyati Hospital scam where two patients died and the group’s owner was arrested. The scam seems to have severely dented the group’s reputation and financial standing.

With interests spanning real estate, education, and healthcare, the group had been eyeing a 6,000-square-yard plot valued between Rs 180-200 crore. They had announced plans for a commercial project on the site. The land has now been taken over by the Mumbai-based Anjaneya Group.

New project from scratch

Property experts suggest that a high-end commercial development on this plot could reach a saleable value of around Rs 500 crore. When contacted, Raj Gor, owner of Anjaneya Group, told Mirror, “We have bought the land from the original owner, Shapath Shah, as the Khyati Group has now exited the deal.”

“We have taken over the complete land to come up with a high-end commercial building of 70 meters in height with more than 5 lakh sq ft of construction,” he added.

Restarting project

Speaking from abroad, Gor said, “We are starting the entire project from scratch and have hired a new team of national-level experts. Our focus will be on multinational companies who want to make it their address.”

Hospital scam fallout

According to sources, Khyati Group lost the deal because its owner, Kartik Patel, remains in judicial custody. He faces charges as a prime accused in the Ayushman card and cardiology scam at his hospital on SG Road.

Before branching into healthcare in 2021, the group mainly dealt in land and realty projects. They had ambitious expansion plans for both sectors. The court case against Patel and other accused continues.

Other ventures suffer

There’s growing talk in Ahmedabad’s realty market about troubles with a plotting scheme that Khyati Group was developing with partners. Sources claim the project faces mounting problems. Many investors are now asking for refunds while others have already pulled their money out.
