Kolte-Patil Posts Record Q2 FY27 Sales, Led by Pune

Kolte-Patil Developers has posted its best-ever quarterly sales performance for Q2 of FY27, with the Pune market doing most of the heavy lifting. The developer, which has delivered more than 82 projects to date, said new residential launches and ready-to-move inventory both contributed to the quarter's booking volumes.
Pune leads the order book
Pune remains the core of the company's business, with demand concentrated in western and southern corridors where buyers are prioritising larger homes, better social infrastructure and quicker possession timelines. Affordable-premium and mid-segment configurations continued to see the fastest absorption.
Mumbai and Bengaluru add depth
Projects in Mumbai and Bengaluru added incremental volumes, giving the developer a broader base than a single-city player. A wider geographic spread also helps balance the impact of local demand swings or regulatory delays in any one micro-market.
What it means for buyers and investors
For homebuyers, consistent sales velocity usually signals stable pricing and steady construction progress on existing sites. For investors, a healthy pipeline suggests continued land-bank monetisation and improving cash flows — factors that typically support reinvestment into new launches across Maharashtra.
