Real Estate News:Lodha Developers, one of India's leading real estate companies, is optimistic about the housing market's growth potential. The company plans to launch residential projects worth Rs 17,000 crore by March 2024 to meet the growing consumer demand. This strategic move is driven by the country's economic growth, tax relief, and reduction in home loan interest rates.

In an interview with PTI, Sushil Kumar Modi, Executive Director (Finance) of Lodha Developers, highlighted the high demand for residential properties post-Covid-19. He expressed confidence in achieving the target of selling Rs 21,000 crore worth of properties in the current fiscal year, a 19% increase from the previous year.

“We remain on track and are confident of achieving Rs 21,000 crore of pre-sales guidance for the current fiscal year,” Modi stated. The company has a robust launch pipeline to meet this target. At the beginning of the fiscal year, Lodha Developers estimated launching projects worth Rs 18,000 crore. However, with the acquisition of five land parcels in June, the company now has clear visibility of launches totaling Rs 25,000 crore for the 2025-26 fiscal year.

The company has already launched Rs 8,000 crore worth of housing projects in the first quarter, meaning that Rs 17,000 crore worth of homes will be offered for sale in the remaining three quarters of this fiscal year. “Strong launch pipeline combined with interest rate reduction on home loans and income tax relief will provide significant tailwinds for our business and help achieve the pre-sales target,” Modi added.

Lodha Developers reported a 10% growth in sales bookings during the April-June period of the current fiscal year, reaching Rs 4,450 crore. In the Indian real estate market, launches and sales are typically skewed towards the second half of the fiscal year due to the festival season, which generates additional demand.

On the financial front, Lodha Developers reported a 42% increase in consolidated net profit to Rs 675.1 crore for the first quarter of the 2025-26 fiscal year, up from Rs 475.9 crore in the year-ago period. Total income rose to Rs 3,624.7 crore in the April-June period from Rs 2,918.3 crore in the corresponding period of the previous year.

Lodha Developers has a strong presence in the residential markets of the Mumbai Metropolitan Region (MMR), Pune, and Bengaluru. The company has delivered 110 million sq ft of real estate and is currently developing more than 130 million sq ft under its ongoing and planned portfolio. This strategic expansion underscores the company's commitment to meeting the growing demand for quality housing in key urban centers.
